1. Place 'For Sale' sign in front yard within 24 hours.
2. Take quality photographs of the home for paper and online marketing.
3. Place your home into the Multiple Listing Service (MLS) for all realtors to see.
4. Promote home on local and national websites:,,
5. Create 'For Sale' flyer to be placed in a box on the 'For Sale' sign.
6. Create a home information packet to be left inside the home for potential buyers.
7. Create and publish an online home tour on and the MLS.
8. Prepare a custom list of things-to-do for the homeowner that will help your home sell.
9. Update seller with market conditions, including seller competition in the area.
10. Weekly communication by phone and through email.


Guidelines for the Real Estate Seller

· Clean or replace dirty or worn carpets.
· Open all curtains and blinds.
· Replace any burned out light bulbs and turn on all lights.
· Clear all clutter.
· Clear all countertops.
· Wash and put away any dirty dishes.
· Set the dining room or kitchen table if you have particularly nice linen or china.
· Simmer a few drops of vanilla on the stove.
· Put on soft music.
· Burn wood in the fireplace on cold days, otherwise, clean the fireplace.
· Put fresh towels in the bathroom.
· Take any laundry out of the washer and dryer.
· Leave the house so your REALTOR® is free to deal with prospective buyers in a professional manner.
· Put pets in cages or take them to a neighbor.
